Frequently Asked Questions

Everything you need to know about this tool, how it works, and privacy.

What is the difference between gross and net rental yield?

Gross rental yield is the annual rent divided by the property value, expressed as a percentage. Net rental yield subtracts annual expenses (such as maintenance, insurance, and management fees) from the annual rent before dividing by the property value. Net yield gives a more realistic picture of the actual return on investment.

What expenses should I include in the annual expenses field?

Include recurring costs such as property maintenance and repairs, insurance premiums, property management fees, property taxes (if not included in rent), vacancy allowance, and any other regular operating expenses. Do not include mortgage payments, as yield measures the property's return independent of financing.

Which inputs are accepted?

Enter a property value greater than zero through 1,000,000,000, monthly rent zero or greater through 100,000,000, and optional annual expenses zero or greater through 100,000,000. All amounts are in the same currency. Displayed percentages are rounded to two decimal places.

Do my values stay private, and is this financial advice?
