Frequently Asked Questions
Everything you need to know about this tool, how it works, and privacy.
What formula does the home affordability calculator use?
It uses monthly income = annual income / 12, max monthly debts = monthly income x (DTI / 100), max housing payment = max monthly debts - monthly debts, then converts the payment into a loan with the fixed-rate mortgage formula and adds the down payment for the max home price.
What DTI ratio should I use?
Leave the DTI blank for the common 36 percent back-end guideline, or enter your own value from 5 percent to 60 percent. Lender limits, loan programs, taxes, insurance, and fees can differ, so treat the result as a planning starting point.
Which inputs are accepted?
Enter an annual income greater than zero through 1000000000, monthly debts and down payment from 0 through 1000000000, a rate from 0 percent to 20 percent, a whole-number term from 1 to 50 years, and an optional DTI from 5 percent to 60 percent. Displayed amounts are rounded to two decimal places.
Do my values stay private, and is this financial advice?
Yes. The calculation and copy action run locally in your browser. CodeASystem does not upload or store the values you enter. This is a general planning estimate, not financial advice.
