Financial Calculators
Cap Rate Calculator
Calculate the capitalization rate, net operating income, or property value for real estate investments locally in your browser.
Evaluate real estate investments with the cap rate.
The capitalization rate (cap rate) is Net Operating Income divided by Property Value, expressed as a percentage. Choose whether to calculate the cap rate, the NOI, or the property value, then enter the other two values. For example, a property with $50,000 NOI and a $1,000,000 value has a 5% cap rate. This private browser estimate is for general planning only, not financial, investment, or tax advice; your values are not uploaded or stored.
Frequently Asked Questions
Everything you need to know about this tool, how it works, and privacy.
What is the capitalization rate formula?
Cap rate = (Net Operating Income ÷ Property Value) × 100. For example, a property with $50,000 NOI and a $1,000,000 value has a 5% cap rate.
What is Net Operating Income (NOI)?
NOI is the annual income from a property after operating expenses but before mortgage payments and taxes. It includes rent and other income minus expenses like maintenance, insurance, property management, and property taxes (if not passed through).
Which inputs are accepted?
Enter values greater than zero for NOI and property value. Cap rate must be between 0% and 100%. Missing or non-numeric entries show a clear error instead of a result.
Do my values stay private, and is this financial advice?
