Frequently Asked Questions

Everything you need to know about this tool, how it works, and privacy.

What is home equity?

Home equity is the difference between your home's current market value and the outstanding balance on your mortgage. For example, a $400,000 home with a $250,000 mortgage balance has $150,000 in equity.

What is loan-to-value (LTV) ratio?

LTV is your mortgage balance divided by your home value, expressed as a percentage. For a $250,000 mortgage on a $400,000 home, LTV = (250000 ÷ 400000) × 100 = 62.5%. Lower LTV means more equity.

How is available equity for a HELOC calculated?

Most lenders allow borrowing up to 80–85% LTV combined. The calculator takes your home value times the maximum LTV percentage, then subtracts your current mortgage balance. For a $400,000 home with a $250,000 mortgage at 80% max LTV: max loan = $320,000, available equity = $320,000 − $250,000 = $70,000.
