What is an amortization schedule?

An amortization schedule lists every payment for a loan, showing how much of each payment goes to principal and how much to interest, plus the remaining balance after each payment. It lets you see the full payoff trajectory of a fixed-rate loan.

What formula does the amortization calculator use?

It uses the standard fixed-rate amortization formula: monthly payment = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the monthly rate (annual rate ÷ 100 ÷ 12), and n is the number of monthly payments. For each period, interest = remaining balance × r, principal = payment − interest, and the new balance is the previous balance minus principal.

Can I set a custom start date for the schedule?

Yes. Enter a start month (1–12) and start year (e.g., 2025). If omitted, the schedule uses the current month and year. Each payment advances by one calendar month.

What does this schedule include and exclude?

It assumes a fixed interest rate, monthly payments, and no fees or extra payments. It does not include property taxes, insurance, PMI, HOA dues, adjustable-rate changes, or lump-sum payments. The totals and per-payment breakdown are mathematical estimates for planning purposes.

Do my values stay private, and is this financial advice?

Yes. The calculation and copy action run locally in your browser, and CodeASystem does not upload or store the values you enter. This is a general planning estimate, not financial advice.
